Here is what most Scottsdale homeowners do not know about garage floors. The bare concrete that came with your house is not really finished. It is a working surface that the builder left raw because finishing it costs money. Over time, that raw concrete absorbs oil stains, tire marks, dropped paint, dropped tools, and years of Arizona dust that grinds into the surface every time you sweep. A proper floor coating fixes all of that, and done right, it will look brand new for 15 to 20 years.
Polyaspartic vs Epoxy for Scottsdale Garages
Most garage floor coating companies sell one product. Space Solutions installs both polyaspartic and epoxy, and we recommend polyaspartic for most Scottsdale garages. Here is why.
Polyaspartic. Cures fully in 24 hours or less, which means the car goes back in the garage the next day. Rated for thermal cycling from below freezing to over 160 degrees, which matches exactly what an Arizona garage sees between January and July. UV-stable, so sunlight hitting the floor near the garage door does not cause yellowing or chalking. Handles hot tire pick-up, which is the failure mode that kills most low-grade epoxy jobs.
Epoxy. Cures in 2 to 5 days depending on the system. Less expensive than polyaspartic per square foot. Works well in controlled temperatures but can struggle with Arizona summer heat and UV exposure on the outer third of the garage floor near the door.
For most Scottsdale homeowners, polyaspartic is worth the modest price premium for the cure time alone. A one-day turn means your life is not disrupted for a week while the floor cures. For clients on tighter budgets or garages that rarely open to direct sun, high-quality epoxy is still a solid choice.
The Installation Process
A proper garage floor coating is mostly about surface preparation, not the coating itself. Skip prep and the coating will fail, no matter how good the product. Our process is the same whether you choose polyaspartic or epoxy.
Step 1. Diamond grinding. We mechanically grind the concrete surface with industrial diamond grinders to open the pores and create a rough profile that the coating can bond to. This is the step that most cut-rate companies skip, and it is the reason their coatings peel within a year or two.
Step 2. Crack and joint repair. Cracks in the concrete are filled with flexible polyurea joint filler that moves with the concrete as it expands and contracts with temperature.
Step 3. Base coat application. The pigmented base coat goes down and gets spiked rolled to eliminate bubbles.
Step 4. Flake broadcast. If you chose a flaked finish (most Scottsdale clients do), decorative vinyl flakes get broadcast across the wet base coat while it is still tacky. Excess flake is swept and vacuumed off once the base cures.
Step 5. Clear topcoat. A high-build clear topcoat seals the flake, provides UV protection, and creates the final wear surface. This is what you are actually walking on.
Step 6. Cure. Polyaspartic systems are walkable in 4 to 6 hours and drivable in 24. Epoxy systems are walkable overnight and drivable in 2 to 5 days depending on the product.
Finish Options
Space Solutions offers three primary finish categories, with dozens of color combinations within each.
Full flake finishes. The most popular choice in Scottsdale. Vinyl flakes in a variety of color blends create a decorative speckled surface that hides imperfections in the concrete, hides minor dirt between cleanings, and looks like a premium commercial floor. Color blends range from neutral grays and tans to custom-matched combinations for luxury garages.
Metallic finishes. For the showcase garages in DC Ranch, Silverleaf, Troon, and the Pinnacle Peak corridor where the garage is as much a design statement as the rest of the house. Metallic pigments in the base coat create depth and movement that looks like polished stone or flowing metal. More expensive than flake and more dramatic visually.
Solid color finishes. Single color coating without flake or metallic effect. Clean, modern, and the least expensive option. Popular for workshop garages where the floor needs to be easy to sweep and show spills clearly.
Why Polyaspartic Is the Right Choice for Arizona
Arizona garage conditions are brutal on floor coatings. Temperature swings of 80 or 90 degrees between winter morning and summer afternoon cause concrete to expand and contract, and a coating that cannot move with the concrete will crack or delaminate. UV exposure on the outer portion of the garage floor near the door degrades unprotected finishes.
Polyaspartic was originally developed for commercial and industrial applications where durability under extreme conditions was non-negotiable. It is flexible enough to move with the concrete, UV-stable enough to handle direct sun, and chemically resistant enough to shrug off oil spills, brake fluid, battery acid, and pool chemicals without staining. For a Scottsdale garage that doubles as a workshop or a home gym, polyaspartic is honestly the only material we recommend.
Garage Floor Coating Cost in Scottsdale
Pricing depends on square footage, coating system, finish selection, and the condition of the existing concrete.
Single-car garage (200 to 300 sq ft). $1,800 to $3,500 for polyaspartic with flake finish.
Two-car garage (400 to 500 sq ft). $2,800 to $5,500 for polyaspartic with flake finish.
Three-car garage (600 to 800 sq ft). $3,800 to $7,500 for polyaspartic with flake finish.
Four-car and oversized garages (900+ sq ft). $5,500 to $12,000 depending on size, finish, and concrete condition.
Metallic finishes. Add 20 to 40 percent to the base flake pricing, depending on color complexity.
Epoxy systems. Typically run 15 to 25 percent less than equivalent polyaspartic, though we discuss the trade-offs during the estimate.
Every quote is all-inclusive. Prep, materials, labor, and warranty. No add-ons, no surprise charges, no bait-and-switch pricing.

Common Questions About Garage Floor Coatings
How long does installation take?
Polyaspartic systems install in a single day. The floor is walkable 4 to 6 hours after the topcoat goes down and drivable in 24 hours. Epoxy systems take longer, typically 2 to 5 days to full cure.
What if my concrete has cracks or stains?
We repair cracks with flexible polyurea filler as part of the standard prep. Existing stains are ground out during the diamond grinding step. Severely damaged concrete occasionally needs additional repair, which we identify during the in-home estimate before quoting.
Can I pressure wash the floor after installation?
Yes. Polyaspartic and epoxy coatings are waterproof and handle pressure washing without issue once fully cured.
Will the floor be slippery when wet?
Flaked finishes have a naturally textured surface that provides traction when wet. For clients concerned about slip resistance, we can add additional anti-slip aggregate to the topcoat.
How do I maintain the coating?
Sweep regularly, mop with mild soap and water, and avoid harsh solvents or abrasive scrubbers. That is essentially the whole maintenance routine.
What is the warranty?
Lifetime warranty on polyaspartic systems against peeling, delamination, and hot tire pick-up. Epoxy systems carry a 10-year warranty.
